Scottsdale’s single-family market is moving at its own pace—and lately, that pace is picking up. Through the first seven months of 2026, closed sales across the city jumped about 14% compared to last year. Pending sales rose roughly 8% as well, while new listings dipped about 3%. That combination—more sales activity, fewer fresh listings—points to a market where demand is active and supply is just a little tighter than before.
We saw nearly 2,800 single-family homes close in Scottsdale during that stretch, a clear sign that deal-making is alive and well. I’ve long noticed that Scottsdale doesn’t always move in lockstep with the rest of the Valley; it has its own rhythm, and these numbers back that up. Over the years, having helped hundreds of clients buy and sell here, I’ve learned that understanding the pulse of each neighborhood is what sets apart a successful transaction. Right now, if you’re watching the market, keep an eye on how Scottsdale’s unique tempo shapes your options.
