Will Phoenix Housing Turn in 2027?

After nearly three decades guiding clients through Arizona’s real estate cycles, I’ve learned that every shift brings both challenges and opportunities—especially in dynamic markets like Phoenix. Right now, we’re seeing the effects of the last building boom: more homes on the market and buyers with a bit more room to negotiate. This increase in inventory is slowly bringing some relief to affordability, though it’s also keeping sellers from pushing prices too aggressively unless demand really picks up.

Recent research shows that as price growth slows and mortgage costs ease, conditions for buyers could keep improving in major cities. If inventory continues to get absorbed and borrowing costs move closer to sustainable levels, we might see stronger buyer activity by 2027. Having flipped hundreds of homes and negotiated a wide range of deals, I know firsthand how these trends play out in the neighborhoods we call home. Staying informed—and ready to act—makes all the difference as the market evolves.
